The Landlord App Built for Newfoundland
Dweller keeps track of who's paid, writes your leases and notices on Newfoundland's Residential Tenancies Act, and warns you when the furnace is near the end of its usual life. Built by a landlord in St. John's. $14.99 a month plus HST.

A Normal Month
Rent day. Your tenant gets a short email on the day rent is due. When they've sent it, they tap “I've sent it.” That's all they do.
The 5th. You get one email: who says they've sent it, the day they said so, and any e-Transfer reference they gave. Check it against your bank and tap once. Each tenant gets a receipt. Anyone who hasn't paid stands out.
The middle of the month. A tenant notices a leak under the sink. They report it from their phone with a photo. You see it, book the plumber, and they can see it's booked. Nobody texts “any update?”
That's most months. You don't have to log in every day. Dweller comes to you.
Your tenant's repairs
Nobody Hands You a Course on Being a Landlord.
I learned it the expensive way. Tenancies that went badly. Doing things the Residential Tenancies Act doesn't allow, without knowing it. A financial mess every tax season. Maintenance I let slide until it wasn't small any more.
It cost me thousands of dollars, good tenants I should have kept, and a lot of stress. Dweller is what I wish I'd had from the first unit.
It's for tenants too. Most are good people nobody ever showed how to be a great tenant. A simple app where a small leak gets reported on Monday, not next month, is better for everyone.
The Parts You Only Do Now and Then
These are the jobs where a small mistake costs months. Dweller does them the Newfoundland way.
A new tenant. Post your ad anywhere. Send everyone who asks the same application link, then give each person you invite to view their own booking link. You see applicants side by side, their references answer online, and you send an offer. The lease is written on NL's Residential Tenancies Act, and you both sign it online.
Raising the rent or ending a tenancy. Dweller fills in the notice, laid out like the government form, and counts the dates from how you serve it. Registered mail, the mailbox and email all start the clock on different days. It won't let you pick a date that's too early.
The deposit. It keeps the record of the deposit you hold, works out the interest, and shows the 10-day deadline on your dashboard when someone moves out.
Year-end. Every expense you enter lands on its line of the T776 tax form; capital purchases are listed for your accountant. In the spring you send your accountant one file, not a box. Your accountant still does the return.
The Expensive Half
Rent and leases are the part you already think about. The furnace, the roof and the oil tank are where the money actually goes.
Tell Dweller roughly how old each one is. It knows what they usually last in Newfoundland, with salt air and freeze-thaw, and warns you when one is getting near the end, with a rough cost. An oil furnace here usually runs $4,500–$8,500 to replace. Found a year ahead, that's a weekday job with a contractor you picked. Found in January, it's whoever can come.

Budget for it: past typical life

What Your Tenant Gets
Your tenants get their own simple app, included in your plan. They see their rent and where to send it, report repairs with photos and see where each one is, send dated move-in photos room by room, and keep their own copy of the lease, rent record and any notices.
Fewer texts for you. Fewer “did you get my message?” for them.

- Can I get my data back out?
- Yes. Settings has an export that writes your properties, tenants, leases, rent, expenses, repairs, inspections and documents to files you keep. Served notices, deposit records and applications aren't in it. Each notice opens as a PDF from its own page, and the deposit record has its own CSV.
- Where does my tenants’ information live?
- The database is in Canada, in Montreal. A tenant who signs in sees their own tenancy, not other tenants' records. The app runs on servers in the US, and the privacy policy lists every company that handles data.
- What happens on day 31?
- Nothing charges you, because Dweller never took a card. If you don't subscribe, Dweller keeps your records for 90 days so you can come back or export them.
- I live away. Does it still work?
- Yes. Tenants report repairs with photos, you keep your contractors' numbers and costs, and notices can go by email when the tenant has given you an address for documents. If you need someone to look at the place in person, email support@dwellerpm.com and we'll point you to local options. If someone manages a place for you, invite them: they handle repairs, inspections and tenants for that property, and don't see your rent records, expenses or billing.
- I’m not in Newfoundland. Does it work?
- Dweller is built for Newfoundland. Outside NL you can use it for rent records, repairs, expenses and the building pages, but the lease, the notices, the deposit rules and interest, and the late-fee limits all follow NL law, so you'd upload your own lease and use your province's forms. Dweller applies NL's deposit, interest and late-fee rules to every property you add.
- How is this different from a spreadsheet or Landlord Studio?
- It's built on Newfoundland's rules, priced in Canadian dollars, and it looks after the building as well as the rent. There's a side-by-side comparison on the pricing page.
