How much notice must a landlord give before entering a rental unit?

Short Answer

In Newfoundland and Labrador a landlord needs the tenant's consent or at least 24 hours' written notice stating the time of entry, and must enter at a reasonable time. Exceptions: emergencies, showings after notice to end, abandonment.

A landlord must give at least 24 hours written notice stating the time of entry, and must enter at a reasonable time. The Act does not require the notice to give a reason.

Otherwise the landlord may enter only with the tenant's consent or in one of three cases: in an emergency, without notice; once notice of termination has been given, to show the unit to a prospective tenant or purchaser at a reasonable time after making a reasonable effort to give at least 4 hours notice; or where the tenant has abandoned the premises under section 31, which has its own 24-hour posted notice.
