When can I raise the rent, and by when must I serve notice?

For a tenancy in Newfoundland and Labrador. Landlord or tenant, check the dates: if you rent, answer “Yes” to “Has the notice been given yet?” and enter the dates from the notice of increase to see whether the new rent can start when it says. Fill in what you know; the answer updates as you type. Free, no sign-up, and nothing you type leaves this page.

Has the notice been given yet?
Type of tenancy

A rental period starts on this day each month.

No increase in the first 12 months. For a renewed lease, the start of the first one.

Rent can go up only once in 12 months.

We'll check it and tell you the latest day to serve the notice.

Your dates appear here as you fill in the form.

The Rules It Applies

  • Written notice at least 6 months before the increase for a month-to-month or fixed-term tenancy, 8 weeks for week to week (s.16(3)).
  • The increase starts on the first day of a rental period: the day rent is due (s.16(3)).
  • Once in 12 months, and not in the first 12 months of the tenancy (s.16(1), s.16(2)).
  • No increase during a fixed term (s.16(1)(b)).
  • The notice period counts from when the notice is served, and that depends on how you serve it: registered mail counts as served on the 5th day after mailing (s.35(5)); email sent after 4 p.m. counts as served the next day that is not a Saturday or holiday (s.35(6)).
  • There is no cap on the amount in Newfoundland and Labrador.

Where Dweller Helps

In Dweller, the rent increase notice is checked against the tenancy on record (the notice period, the 12-month rule, a fixed term, the day rent is due) before it is generated, and the service is recorded with it.

No card to start.
